About Canyon Lake

Dozens of lake neighborhoods around one Hill Country reservoir

Canyon Lake is not a city. It is a census-designated place in Comal County that takes in the communities around the reservoir, including Startzville, Sattler, Canyon City, Cranes Mill and Hancock. There is no city government, so county government, utility districts and property owners associations handle what a city would. The U.S. Army Corps of Engineers impounded the Guadalupe River here in 1964, and the area grew from about 100 residents in 1980 to more than 31,000 by the 2020 Census.

The lake covers about 8,308 acres and reaches roughly 125 feet deep. The Corps owns the entire shoreline, so homes sit back from the water on private lots and boats launch from public ramps, parks and the two marinas. Below the dam, the Guadalupe runs cold and clear past Sattler and along River Road, where tubing outfitters, riverside cabins and a tailwater trout fishery share the banks.

Housing is a mix. Older lake subdivisions from the 1960s and 1970s sit beside newer custom homes, manufactured homes on small lots, and ranch acreage out toward Fischer and FM 32. Many buyers are full-time residents who commute toward New Braunfels or San Antonio, while others buy weekend places or plan to retire here. Water supply, septic systems and flood or drought exposure vary by street, so the details matter more here than in a typical suburb.

What stands out

Why people choose Canyon Lake

  1. Canyon Lake Itself

About 8,308 acres of clear, deep Hill Country water with public boat ramps, two marinas and Corps of Engineers parks. Bass, catfish and striped bass draw anglers year round.

  2. Canyon Lake Gorge

The 2002 flood sent water over the dam's spillway and carved a gorge that exposed limestone ledges, springs and dinosaur tracks. The Guadalupe-Blanco River Authority leads guided tours of the 64-acre preserve.

  3. The Guadalupe Below the Dam

Cold water released from Canyon Dam keeps the river below it cool enough for a tailwater trout fishery, and River Road between Sattler and New Braunfels is lined with tubing and rafting outfitters.

  4. Day-Use Parks

Canyon Park on the north shore covers 485 acres and Comal Park on the south shore covers 116 acres. Both are run by the Water-Oriented Recreation District of Comal County, with lower entry fees for Comal County vehicles.

  5. Madrone Trail

A rocky 7.6-mile mountain bike and hiking trail winds across the Canyon Park peninsula, with views back over the lake.

  6. Rural, Not Remote

FM 306 and FM 2673 tie the lake to New Braunfels and I-35, and FM 311 and FM 3159 lead west to US 281. Most daily shopping is in Startzville, with larger trips into New Braunfels.

FAQ

Questions about Canyon Lake

No. Canyon Lake is a census-designated place in Comal County, not an incorporated city. It has no city government, city property tax or city police, and services come from Comal County, utility providers and local property owners associations.

The median sale price in Canyon Lake was about $439,000 over the three months ending August 2026, according to Redfin. Older homes away from the water can start in the low $200s, while view homes and river properties often pass $1 million.

Generally no. The U.S. Army Corps of Engineers owns the entire shoreline, and private docks, stairs and other structures are not allowed on that federal land. Owners launch from public ramps or keep boats at one of the marinas.

Most Canyon Lake addresses use ZIP code 78133. Parts of the area use New Braunfels ZIP codes, and homes on the west side of the lake, including Mystic Shores, often carry a Spring Branch 78070 address.

Comal ISD serves the Canyon Lake area, including Canyon Lake High School, Mountain Valley Middle School and several elementary campuses. Assignments depend on the address, so confirm with Comal ISD for any specific home.

Many do. A large share of homes rely on on-site septic systems, and water comes from local water supply companies or private wells depending on the location. Ask for the septic permit and inspection history and confirm the water provider before closing.

Yes. Canyon Lake drops during long droughts and can rise quickly after heavy rain, as it did in 2002 when water topped the spillway. Water levels affect boat ramp access and views, so it is worth checking the current level and the history for any lake-oriented purchase.

It depends on the subdivision. Comal County does not regulate rentals the way a city would, but many property owners associations restrict or prohibit short-term rentals in their deed restrictions. Read the restrictions for the exact section before buying an investment property.

Yes, because each section has its own restrictions, water provider and septic setup. Option One Real Estate in Boerne helps buyers compare Canyon Lake neighborhoods and spot these details early.

Day to day

Below the dam, the Guadalupe sets a different pace, with tubing in summer and trout fishing in the cooler months. New Braunfels, Gruene and the TX-46 wineries are close enough for dinner, and most errands happen in Startzville.
