About Guadalupe County

River towns and fast-growing suburbs east of San Antonio

Guadalupe County stretches from San Antonio's northeast suburbs out to farm and ranch country along the Guadalupe and San Marcos rivers. Seguin, the county seat, was founded in 1838 and named for Juan Seguín, and its downtown around the courthouse square still has some of the oldest buildings in the area. The county reached an estimated 201,111 residents in 2025, up about 16% from 2020.

The county has two distinct halves. The western side, including most of Schertz and Cibolo and the Guadalupe County part of New Braunfels, functions as a San Antonio suburb, with newer subdivisions near Randolph Air Force Base and the I-35 and FM 1103 corridors. The eastern and southern side is centered on Seguin and smaller communities like Marion, McQueeney, Kingsbury and Geronimo, where homes on acreage are still common.

Water is part of the draw. A chain of Guadalupe River lakes, including Lake Dunlap, Lake McQueeney and Lake Placid, runs through the county, and after dam failures emptied several of them, rebuilt GBRA dams have brought Lake Dunlap and Lake McQueeney back to normal levels. Redfin put the county median sale price at about $284K for the three months ending August 2026, one of the lower medians in the metro.

What stands out

Why people choose Guadalupe County

  1. Guadalupe Valley Lakes

Lake Dunlap, Lake McQueeney and Lake Placid are narrow, river-fed lakes lined with homes and private docks. New dams built through cooperative funding between GBRA and lakefront owners have restored water levels after the spill gate failures of 2019 and later.

  2. Historic Seguin

Seguin's downtown has a courthouse square, early concrete buildings from the 1800s and the Sebastopol House State Historic Site. The town is also home to Texas Lutheran University.

  3. Max Starcke Park

This 227-acre park along the Guadalupe River in Seguin has an 18-hole municipal golf course, a wave pool, a paddling trail, a disc golf course and ball fields. It dates to the New Deal era.

  4. Walnut Springs Park

A spring-fed creek runs through this downtown Seguin park, with stone walls and walkways designed in the 1930s by Robert Hugman, the architect behind San Antonio's River Walk.

  5. Near Randolph

Schertz and Cibolo border Joint Base San Antonio-Randolph, which makes the western part of the county a common choice for military families. Fort Sam Houston is about 25 minutes away.

  6. Three Major Highways

I-10 runs through Seguin toward San Antonio and Houston, I-35 crosses the county's western tip, and toll road TX-130 offers a route north to Austin that bypasses I-35 traffic.

FAQ

Questions about Guadalupe County

The median sale price in Guadalupe County was about $284K for the three months ending August 2026, according to Redfin, about 2% lower than a year earlier. New builder homes in Seguin start around $205K, while lakefront homes on Lake McQueeney and Lake Dunlap can top $1M.

Seguin is the county seat. The county also includes Cibolo, Marion, Santa Clara and most of Schertz, plus parts of New Braunfels and Selma. Unincorporated communities include McQueeney, Kingsbury, Geronimo, Zuehl and Northcliff.

Yes. Lake Dunlap refilled after its new dam was completed in 2023, and Lake McQueeney returned to normal levels after construction on its new dam finished. Both projects were funded through districts that lakefront owners voted to create, so check for related assessments when buying on the water.

Seguin ISD covers Seguin and much of the central county, and Schertz-Cibolo-Universal City ISD covers most of Schertz and Cibolo. Navarro, Marion, Comal, New Braunfels and a few other districts serve the remaining areas. Confirm the assigned campus for any address with the district.

Combined property tax rates in Guadalupe County generally fall roughly between 1.8% and 2.6% of assessed value, depending on the city, school district and any MUD, PID or lake district. Texas homeowners can claim a homestead exemption, and the school-tax exemption rose to $140,000 starting with the 2025 tax year. Check exact rates with the Guadalupe Appraisal District.

Seguin is about 35 miles east of downtown San Antonio, roughly 40 minutes on I-10. Austin is about an hour north using toll road TX-130. Cibolo and Schertz are closer to San Antonio, about 25 to 30 minutes from downtown.

Schertz and Cibolo sit right next to Joint Base San Antonio-Randolph, so commutes there are short. Fort Sam Houston is about 25 minutes away, and many subdivisions in these cities have homes priced within common VA loan limits.

Yes. Acreage is common around Marion, Santa Clara, Zuehl, Geronimo and Kingsbury, and east and south of Seguin. Check floodplain maps near the Guadalupe and San Marcos rivers, and ask whether the land carries an agricultural valuation.

A local agent can help you compare school district lines, lake district assessments and new-construction incentives across Seguin, Cibolo and Schertz. Option One Real Estate, based in Boerne, works with buyers and sellers in Guadalupe County and across the San Antonio area.

Day to day

Lakes, river parks and small-town Seguin

Much of daily life in Guadalupe County happens in two places. On the west side, Schertz and Cibolo have the shopping centers, youth sports leagues and quick freeway access of any San Antonio suburb. In Seguin, life slows down around the courthouse square, the river parks and Texas Lutheran University's campus.

On weekends people head for the water. Boaters and wakeboarders are back on Lake McQueeney and Lake Dunlap, and kayakers use the paddling trail at Max Starcke Park. New Braunfels and Gruene are 20 minutes north, and San Antonio is close enough for a ball game or a night downtown.

  • Boating and wakeboarding on Lake McQueeney and Lake Dunlap
  • Golf and paddling at Max Starcke Park
  • Walking the Walnut Springs hike-and-bike trail in Seguin
  • Events on the courthouse square in downtown Seguin
  • Touring Sebastopol House State Historic Site
