About San Antonio

Three centuries of history and room still to grow

San Antonio was founded in 1718 around a Spanish mission and presidio on the San Antonio River. The Alamo and the four other missions along the river make up a UNESCO World Heritage Site, and the River Walk threads through downtown, north to the Pearl and south along the Mission Reach. The 2020 Census counted 1,434,625 residents, and the Census Bureau estimated about 1.55 million by mid-2025.

The city covers nearly 500 square miles, almost all of it in Bexar County, with small annexed areas extending into Medina County to the west and Comal County near Garden Ridge. That size means very different housing markets under one name. Close-in historic districts such as King William, Monte Vista and Dignowity Hill offer early 1900s homes, many subject to historic design review. Loop 410 neighborhoods are largely postwar ranch homes, while master-planned subdivisions keep spreading outside Loop 1604 to the north, west and south.

The economy leans on health care, military, government, tourism and finance. Joint Base San Antonio, which includes Fort Sam Houston and Lackland, is one of the region's largest employers, and the South Texas Medical Center anchors the northwest side. For buyers, the median sale price sits well below Austin and the national median, but property taxes and HOA or MUD assessments vary widely by school district and subdivision, so the true monthly cost depends heavily on location.

What stands out

Why people choose San Antonio

  1. Missions World Heritage Site

The Alamo and Missions Concepción, San José, San Juan and Espada were designated a UNESCO World Heritage Site in 2015. The four southern missions are linked by the Mission Reach trail along the river.

  2. The River Walk

About 15 miles of riverside paths run from the Museum Reach and the Pearl, through downtown, to the Mission Reach, with restaurants and hotels in the core and quieter trails at either end.

  3. The Pearl

The former Pearl Brewery complex north of downtown is now a dining, shopping and residential district with a weekend farmers market and a campus of the Culinary Institute of America.

  4. Fiesta San Antonio

Each April the city holds Fiesta, a multi-week run of parades, street parties and neighborhood events that dates to the 1890s.

  5. Military City USA

Joint Base San Antonio combines Fort Sam Houston, Lackland and Randolph and trains a large share of Air Force recruits and Army medics, which keeps steady relocation demand in the housing market.

  6. Greenways and Natural Areas

The Howard W. Peak Greenway Trails system follows creeks across the city, and large natural areas such as Phil Hardberger Park, McAllister Park and Friedrich Wilderness Park sit inside the city limits.

FAQ

Questions about San Antonio

Redfin reported a median sale price of about $265,000 in San Antonio for the three months ending September 2026, down about 2% from a year earlier. Prices range from under $200,000 in older neighborhoods to several million in The Dominion and the historic districts.

San Antonio is almost entirely in Bexar County, where it is the county seat. Recent annexations extend the city limits into small parts of Medina County to the west and Comal County near Garden Ridge.

San Antonio is split among more than a dozen school districts. Northside ISD covers much of the north and west side, North East ISD the north central and northeast, and San Antonio ISD the urban core, with Judson, Southwest, Harlandale, Edgewood and others serving other areas. Always confirm the district for the specific address.

No. Texas has no state income tax, so local governments rely more on property taxes. Total rates differ by school district, MUD or PID, and exemptions such as the homestead exemption lower the taxable value for owner-occupied homes.

San Antonio has dozens of local historic districts, including King William, Monte Vista, Dignowity Hill, Tobin Hill and Lavaca. Exterior changes in these districts generally need review by the city's Office of Historic Preservation.

San Antonio has a large military community tied to Joint Base San Antonio, including Fort Sam Houston, Lackland and Randolph. VA loans are common, and many buyers weigh commute time to their base when picking a side of town.

Most new subdivisions are outside Loop 1604, on the far west side near Alamo Ranch and Potranco Road, the far north near US-281, and the south side. Many of these have MUD or PID assessments, so compare total monthly costs.

In a city this large, a local agent helps with school district lines, flood-plain checks, MUD and PID costs and historic district rules. Option One Real Estate works the San Antonio area and the Hill Country from its Boerne office.

Day to day

A big city that still keeps traditions

San Antonio runs on its calendar of traditions. Fiesta takes over April, the Stock Show and Rodeo fills February, and neighborhood fiestas, Spurs games and Friday nights at the Pearl fill the rest of the year. Tex-Mex is a point of local pride, and the city holds a UNESCO Creative City of Gastronomy designation.

Outdoors, the river trails, creekside greenways and big natural areas give most neighborhoods quick access to a place to walk or ride. The Hill Country starts just north of Loop 1604, so Boerne, Bandera and New Braunfels make easy day trips.
