About Spring Branch

A small city with a big Hill Country address

German families settled along a spring-fed creek near the Guadalupe River in 1852, and the creek gave Spring Branch its name. For more than 160 years it was an unincorporated community. Residents voted to incorporate in November 2015, partly to keep control over their future as Bulverde grew to the south, and today the City of Spring Branch is a general-law city of about two square miles with 206 residents in the 2020 Census.

Most people who say they live in Spring Branch actually live in the much larger 78070 ZIP code area, home to roughly 20,000 people. That area covers western and northern Comal County and reaches into Kendall and Blanco counties. It takes in US 281 where it crosses the Guadalupe, the TX-46 corridor past Smithson Valley High School, River Crossing and its private golf club, and Mystic Shores on the west side of Canyon Lake.

The draw is room and scenery. Lots of one acre or more are common, live oaks and limestone hills shape the views, and Guadalupe River State Park and Honey Creek State Natural Area protect thousands of acres next door. North San Antonio jobs and shopping along US 281 and Loop 1604 are within a reasonable commute, while Boerne and New Braunfels are each about half an hour away on TX-46.

The City of Spring Branch is in Comal County. The 78070 ZIP code that carries the Spring Branch name is mostly in Comal County but also reaches into Kendall and Blanco counties, so check which county and appraisal district a specific property is in.

Zillow put the typical Spring Branch home value at about $575,000 in August 2026, while Redfin's median sale price for ZIP 78070 was about $400,000 over the three months ending August 2026. The gap reflects a wide mix of properties, from smaller homes to large acreage and river estates.

Comal ISD serves the City of Spring Branch and most of the 78070 area, including Smithson Valley High School and Spring Branch Middle School. Properties near the Kendall or Blanco county lines may be in a different district, so confirm with the district for any address.
