About Fredericksburg
A Hill Country county seat built for high-ticket weekends and acreage
Fredericksburg was founded in 1846 and named for Prince Frederick of Prussia. It is the seat of Gillespie County. The Fredericksburg Historic District was added to the National Register of Historic Places on October 14, 1970, and the octagonal Vereins Kirche on Marktplatz is the landmark at the middle of Main Street. Fleet Admiral Chester Nimitz was born here; the National Museum of the Pacific War is a few blocks off Main.
The town sits inside both the Texas Hill Country American Viticultural Area and the smaller Fredericksburg in the Texas Hill Country AVA. Vineyards and tasting rooms are part of the local economy, and Fredericksburg is a usual starting point for winery visits along US 290. Enchanted Rock State Natural Area, a pink granite dome in Llano County, is about 17 miles north on Ranch Road 965.

The Fredericksburg Historic District has been on the National Register since October 14, 1970. Marktplatz, at 101 West Main, surrounds the Vereins Kirche, the city's octagonal first church, school and meeting hall. Festivals and the holiday season use the square.

Fredericksburg lies inside the Texas Hill Country AVA and the Fredericksburg in the Texas Hill Country AVA. The town is a common base for visiting wineries along US 290 rather than a single winery district with one gate.
National Museum of the Pacific War
The museum at 311 East Austin Street tells the Pacific War story from the hometown of Fleet Admiral Chester Nimitz. It sits a short walk from Main Street.

Redfin reported a median sale price of $366,947 for the three months ending September 2026, down 16.4% from the same period a year earlier, with homes that sold taking a median of 125 days. Asking inventory includes estates and acreage that have not sold; the sold median is pulled by whatever closed in that window. In August 2026 the Central Hill Country Board of REALTORS' Fredericksburg-area median and the Gillespie County median told different stories in the same month because one set of sales was mostly existing homes and the other included more lower-priced new construction. Use comparable sales for the property, not the citywide median alone.

Inside the city limits, a dwelling rented for less than 30 days needs a short-term rental permit under the zoning ordinance, and whether you can operate one depends on the zoning of that property. Rentals in the city's extraterritorial jurisdiction do not need that city permit. Deed restrictions can be stricter than the city. An ordinary day in Fredericksburg still runs through Main Street: the Marktplatz, the shops in the historic district, and the museum a block off Austin Street. Residents use Lady Bird Johnson Municipal Park for trails, sports and picnics. The surrounding countryside is ranch land, vineyards and peach orchards, not a continuous subdivision.
Weekends bring wine-country traffic and people staying in town. That is a real part of the housing market, and it is also regulated. A short-term rental inside the city limits needs a city permit and the right zoning; many houses outside the city, and houses inside a private community such as Boot Ranch, follow deed restrictions instead. If a purchase only works as a vacation rental, verify the permit and the restrictions before you write the offer. For a primary home or a second home you will actually use, the same streets offer a walkable downtown that San Antonio and Austin are each a little over an hour from in normal traffic.
