About Fair Oaks Ranch

A three-county Hill Country city on the ranch between Boerne and I-10

Fair Oaks Ranch takes its name from Ralph E. Fair Sr., an oilman whose ranch covered this ground. After Fair and his wife died in the late 1960s, the heirs opened sections as ranchettes. A homeowners association formed in 1975. A tennis club followed in 1977, and in 1978 builders expanded the original ranch house into the Fair Oaks Ranch Golf and Country Club. Residents later incorporated two towns, Fair Oaks North and Fair Oaks South, then combined them as one city on January 21, 1988. The city is now a home-rule city with a council-manager government. City Hall is at 7286 Dietz Elkhorn.

The city sits on both sides of Cibolo Creek, about 8 miles southeast of Boerne and about 27 miles northwest of downtown San Antonio. City limits reach Interstate 10. The municipal boundary crosses three counties. In the 2020 Census, 6,393 of 9,833 residents (65 percent) lived in the Bexar County part, 2,134 in Kendall County and 1,306 in Comal County. The Census counted 5,986 people in 2010 and 9,833 in 2020, and estimated 12,025 on July 1, 2025. The land area is 12.26 square miles. This is not Boerne and it does not have Boerne's Main Street. It is its own city, mostly houses on oak-covered lots, with the golf club as the main private gathering place.

Buyers here are usually choosing among original ranch units with larger lots, newer sections such as Elkhorn Ridge and Front Gate, and higher-priced acreage in Stone Creek Ranch and Deer Meadow. On November 5, 2026 the brokerage's Fair Oaks Ranch search showed 42 active houses. The median list price was $849,500 and the median days on market was 65. Twelve were listed at $1 million or more. Fourteen sat on at least one acre, at a median list of $1,259,200. A separate search showed 8 active land listings, median list $395,000. That is asking inventory, not closed sales. Of the 42 homes, 27 were filed with the MLS city Fair Oaks Ranch and 15 with the MLS city Boerne, even though the legal descriptions and remarks place those 15 in Fair Oaks Ranch subdivisions. Twenty-seven of the 42 were in Bexar County, 11 in Kendall County and 4 in Comal County. All 42 used ZIP 78015.

What stands out

Why people choose Fair Oaks Ranch

  1. Ralph Fair's ranch, incorporated in 1988

The city is the former ranch of Ralph E. Fair Sr. The Handbook of Texas traces the homeowners association to 1975, the golf club to an expansion of the ranch house in 1978, and the single city to the merger of Fair Oaks North and Fair Oaks South on January 21, 1988.

  2. One city, three counties

Most residents live in the Bexar County part. Kendall County and Comal County each hold a share of the city limits. The county on the deed sets the appraisal district and can change the school district. Confirm both for the address.

  3. Lots, not a downtown grid

On November 5, 2026, 14 of 42 active homes sat on at least one acre, at a median list price of $1,259,200. The median lot in the full set of 42 was about 0.64 acres. Original units and Kendall County tracts are the larger lots. Elkhorn Ridge and Front Gate are smaller.

  4. A golf club that is not the HOA

Fair Oaks Ranch Golf & Country Club is at 7900 Fair Oaks Parkway. Four of the 42 active homes were flagged as golf-course lots, listed from $750,000 to $995,000. Club membership is separate from the homeowners association. Owning a house here does not include the club.

  5. Parks and a trail system run by the association

Norman Vestal Park is on the Bexar County side and Boots Gaubatz Park is on the Kendall County side. The association formed in 1975 still maintains much of the trail system. Ask which trailheads are open to the public and which are for members.

  6. Boerne one way, San Antonio the other

Boerne is about 15 minutes north in normal traffic. Loop 1604 at I-10 is about 20 minutes, downtown San Antonio about 35, and the airport about 40. The Census survey for 2020–2024 put the mean commute at 38.4 minutes.

The Handbook of Texas dates the Fair Oaks Ranch homeowners association to 1975. Current listings also fall in named units with their own associations, including Front Gate, Elkhorn Ridge, Stone Creek Ranch and Deer Meadow Estates, so many buyers pay more than one assessment. The MLS field used here is labeled as a monthly amount. Its companion period field is not a billing cycle on this feed (values include labels such as Electric), so the six listings at $500 to $1,000 should be checked on the resale certificate rather than treated as the master-association due. For 2025 the city adopted a property tax rate of $0.2853 per $100 of taxable value (Ordinance 2025-20, second reading September 18, 2025). That is the city rate only. County and school rates depend on which county the lot is in and whether the address is in Boerne ISD or Comal ISD. The city collects its own tax through the Bexar County Tax Assessor-Collector and explains the three-county billing split on its property-tax page. Texas homestead exemptions apply to a primary residence. Confirm the rate and the exemption for the address.

What HOA dues often cover

  • Common areas and entry features in sections that have an association
  • Trail and park maintenance the master association still handles
  • Controlled access where a section is gated (21 of 42 active homes were flagged gated)
  • A second, unit-level association in many subdivisions, billed on its own

FAQ

Questions about Fair Oaks Ranch

On November 5, 2026, the median asking price of 42 active houses in the Option One Fair Oaks Ranch search was $849,500, and the median days on market was 65. Twelve of those homes were listed at $1 million or more, and one was under $500,000. The largest bands were $500,000 to $749,000 (15 homes) and $750,000 to $999,000 (14 homes). This is asking inventory. It includes houses filed under the MLS city Boerne when the legal description is a Fair Oaks Ranch unit. Use comparable sales for the property, not the citywide asking median alone.

No. Fair Oaks Ranch is its own city, incorporated in 1988, with its own council, tax rate and city limits. Boerne is the Kendall County seat about 15 minutes north. The two get mixed up because ZIP 78015 covers Fair Oaks Ranch and because 15 of the 42 active homes in this search are filed with the MLS city Boerne. The city on the deed and the city in the MLS city field are not always the same. Confirm which city limits the address is inside.

It is in three. The 2020 Census put 65 percent of residents in Bexar County, 21.7 percent in Kendall County and 13.3 percent in Comal County. Of the 42 active homes on November 5, 2026, 27 were in Bexar County, 11 in Kendall County and 4 in Comal County. The county sets the appraisal district. Confirm it for the address.

The active search on November 5, 2026 was entirely 78015, all 42 homes. City Hall uses 78015. Some nearby Boerne mailing addresses use 78006. Do not treat 78015 as a substitute for the city limits.

From the Census internal point, Boerne is about 10 miles and 15 minutes via Fair Oaks Parkway and I-10, downtown San Antonio about 27 miles and 35 minutes, and San Antonio International Airport about 25 miles and 40 minutes. Loop 1604 at I-10 is about 20 minutes. These are free-flow drive times.

Boerne ISD serves most of the city, including the Bexar County and Kendall County portions and some of the Comal County portion. Comal ISD serves other Comal County addresses. On November 5, 2026, 40 of 42 active homes were tagged Boerne ISD and 2 were tagged Comal ISD. The usual Boerne ISD path on those listings was Fair Oaks Ranch Elementary or Van Raub Elementary, then Boerne Middle School or Voss Middle School, then Champion High School. A few listings showed Cibolo Creek Elementary or Boerne High School. The two Comal ISD listings showed Rahe Bulverde Elementary, Spring Branch Middle and Smithson Valley High. The city's tax page describes the same split. Confirm the address with the district.

A few, not a large production subdivision. On November 5, 2026, three active homes were flagged as new construction. Two are 2026 houses in Stone Creek Ranch, Kendall County, listed at $1,800,000 and $1,949,000. The third is a 2026 house in The Enclave at Fair Oaks Ranch, Comal County, listed at $1,269,400 with the MLS city Boerne. Builder names in the remarks are Vena Homes and Japhet Builders for the Stone Creek Ranch pair. Prices and completion dates change.

The city tax rate adopted for 2025 is $0.2853 per $100 of taxable value. County and school taxes are on top of that and depend on the county and the school district. All 42 active homes were flagged with a mandatory HOA. The most common figure in the MLS monthly field was $130, on 20 listings, and 36 of 42 fell between $110 and $190. Six listings showed $500 to $1,000; confirm those on the resale certificate. Many sections also have a unit association, and the golf club is a separate membership. Ask for the tax breakdown and every resale certificate on an offer.

Do not assume you can. Every active home in this search was flagged with a mandatory HOA, and many units add a second set of restrictions. Read the deed restrictions and the resale certificate for the address, and check the city, before you underwrite rental income. Option One does not promise rental income.

Daily life is in the neighborhoods: the trails, Norman Vestal Park, Boots Gaubatz Park, and the golf club if you belong to it. The club at 7900 Fair Oaks Parkway is private. Boerne's Main Street is about 15 minutes north. San Antonio is about 35 minutes down I-10. This city does not have a walkable downtown of its own.

Day to day

Ranch lots through the week, Boerne or the city when you want them

An ordinary day in Fair Oaks Ranch is a house on a treed lot, not a street of shops. Residents use the association trails, Norman Vestal Park and Boots Gaubatz Park. The golf club on Fair Oaks Parkway is the social center for members, and membership is a separate decision from the purchase. The Census survey for 2020–2024 found a 97.3 percent owner-occupied rate and a median household income of $174,327, which fits a city of primary homes more than a second-home strip.

Errands and nights out usually mean a short drive. Boerne is about 15 minutes north. The Rim and Loop 1604 are about 20 minutes toward San Antonio, and downtown is about 35. The same roads are the commute: the Census put the mean travel time to work at 38.4 minutes. If a purchase only works as a short-term rental, read the association rules first. For a primary home, the trade is space and oaks in exchange for driving to almost everything else.
