About Cordillera Ranch

A gated Hill Country ranch with a Boerne address, not a city hall

Cordillera Ranch is a private, gated community in Kendall County, not an incorporated city and not a neighborhood inside Boerne's city limits. The developer's site says DH Investment Company has been the sole developer since 1997, on land that earlier held the Rainbow Rest Home and, later, the Elmax Ranch. The same site describes 9,100 acres, originally two historic ranches, with the main entry on Highway 46 less than a mile west of FM 3351 at Bergheim. Boerne is the mailing city. The visitor center is at 28 Cordillera Trace, Boerne, TX 78006. A property owners association is mandatory with every purchase and, the developer says, maintains the roads, common areas, parks and gate attendants. Several sections have their own gates inside the main entries.

The club is a separate decision from the house. The Clubs of Cordillera Ranch is a private club built around a Jack Nicklaus Signature golf course that the developer says opened in 2006, a 7,464-yard par-72 layout. Membership is not required for most of the ranch. It is required in Clubs Village. The developer describes seven clubs under one membership: golf, river, rod and gun, equestrian, spa and athletic, social and dining, and tennis, pickleball and swim. More than five miles of the Guadalupe River run through the property, for members. Homesites on the developer's description run from a quarter-acre villa lot in Di Lusso to estate lots of 10 acres and more. Preferred builders named on the site are Burdick Custom Homes, Garner Homes, Todd Glowka Builder, Inc., Lifestyle by Stadler Custom Homes, Paul Allen Custom Homes and Pasadera Builders.

On November 6, 2026 the brokerage's search for the subdivision Cordillera Ranch in Boerne, Texas showed 37 active houses. The median list price was $2,649,000 and the median days on market was 148. Thirteen were listed at $3 million or more, including four at $4 million or more. Two were under $1 million. Thirty-six of the 37 sat on at least one acre, at a median list of $2,699,500. The one smaller lot is a Di Lusso villa on 0.26 acres, listed at $1,242,500. A separate search of the same subdivision showed 52 active land listings, median list $349,950. That is asking inventory, not closed sales. All 37 houses were in Kendall County, ZIP 78006, filed with the MLS city Boerne. One more house, 45 Sotol Lane, listed at $4,100,000 with a Cordillera Ranch Unit 304 legal description, is returned only when that subdivision is searched with the city Fair Oaks. Its address city is still Boerne, and it is not in the 37.

What stands out

Why people choose Cordillera Ranch

  1. A ranch community, not a city

There is no Cordillera Ranch city council and no city tax of its own. Kendall County is the local government. Boerne is the post office and the MLS city. The Census geocoder does not place the middle of the active listings inside an incorporated place. Confirm the taxing units on the parcel anyway.

  2. Same developer since 1997

DH Investment Company has developed Cordillera Ranch since 1997, on ground the developer's history traces from the Rainbow Rest Home in the 1920s to the Elmax Ranch. The current site puts the community at 9,100 acres. An older 2011 fact sheet said 8,700 acres, so the live figure is the one used here.

  3. Acreage is the usual lot

On November 6, 2026, 36 of 37 active houses sat on at least one acre. The median lot in the full set of 37 was 2.34 acres. The developer's homesite range runs from Di Lusso villa lots of about a quarter acre up to estate tracts past 10 acres. The active houses that day ran from 0.26 to 9.91 acres.

  4. The club is not the POA

The Jack Nicklaus Signature course is the centerpiece of The Clubs of Cordillera Ranch. Seven of the 37 active houses were flagged as golf-course lots, listed from $2,274,000 to $3,950,000. Owning a house does not include a club membership, except in Clubs Village, where the developer says a membership is required.

  5. River and trails inside the gates

The developer describes more than five miles of Guadalupe River frontage and more than 100 acres of preserved parkland with trails. River gear, the sports park and the pools are club or community amenities, not public parks. Boerne's Main Street and the Cibolo Center for Conservation are the public outing, about 15 minutes west.

  6. Boerne for errands, San Antonio for the city

From the visitor center at 28 Cordillera Trace, Boerne is about 10 miles and 15 minutes, Fair Oaks Ranch about 15 minutes, and Loop 1604 at I-10 about 30 minutes. Downtown San Antonio and the airport are each about 45 minutes in free-flow traffic. A lot on the north side of the ranch, toward the river, is a longer drive than the gate.

How the developer says it is billedAnnually, at the start of the year
The Clubs of Cordillera RanchSeparate membership; required in Clubs Village

The developer's FAQ says membership in the property owners association is required with any purchase, and that the POA bills annually. The Cordillera Ranch Property Owners Association held its 2026 annual meeting on May 13, 2026. On the listing feed, the amount field is labeled monthly, but its companion period field is not a billing cycle: on these 37 houses the values are Electric (27), Propane Owned (9) and Natural Gas (1). Two active lots in the same subdivision search store $2,500 with the period Annually. A public listing sheet for a Cordillera Ranch lot describes a $2,900 association fee as annual, under the name Cordillera Ranch Property Owners Association. Read $2,900 on a house listing as a figure to confirm, not as a $2,900 monthly bill. Club dues and any transferable golf membership are separate. The developer says total tax rates have historically been about 1.35% to 1.45% on part of the ranch and about 2.00% in The Springs of Cordillera Ranch, and to verify the current rate with the Kendall County tax assessor because entities adopt rates each year. There is no Cordillera Ranch city tax. Whether a parcel also sits inside the City of Boerne is an address-level question. Texas homestead exemptions apply to a primary residence. Ask for every resale certificate and the tax breakdown on an offer.

3728 Clubs Drive is the other house in the 37 flagged as new construction. The year built in the feed is 2023, the lot is about 1.06 acres, and the remarks describe an existing house on the 12th fairway with a golf membership available. Treat the flag as something to confirm, not as a 2026 spec home. Preferred builders may still be selling inside the gates, including homesites the developer says are not always on the MLS.

Schools

Schools serving Cordillera Ranch

The developer says Cordillera Ranch is served by Boerne ISD, and names Herff Elementary (about 13 minutes), Voss Middle School (about 5 minutes) and Boerne High School (about 15 minutes) as the nearby campuses. On November 6, 2026 every one of the 37 active houses was tagged Boerne ISD. Twenty-seven were tagged Herff Elementary, 26 were tagged Voss Middle School and 27 were tagged Boerne High School. Ten elementary tags, eight middle-school tags and nine high-school tags said Call District. Three listings named Boerne Middle School North, and one named Champion High School. FAQ

Questions about Cordillera Ranch

On November 6, 2026, the median asking price of 37 active houses in the Option One search for the subdivision Cordillera Ranch in Boerne was $2,649,000, and the median days on market was 148. Two of those homes were under $1 million, eight were from $1 million to $1.99 million, 14 were from $2 million to $2.99 million, nine were from $3 million to $3.99 million, and four were $4 million or more. This is asking inventory. It does not include 45 Sotol Lane, listed at $4,100,000, which the same subdivision returns only when the city is Fair Oaks. Use comparable sales for the property, not the community-wide asking median alone.

No. Boerne is the incorporated county seat, about 10 miles and 15 minutes west of the visitor center. Cordillera Ranch is a master-planned community in unincorporated Kendall County with a Boerne mailing address and ZIP 78006. All 37 active houses in this search are filed with the MLS city Boerne. The city in the MLS city field is the mailing city. It is not a city government. Fair Oaks Ranch, about 15 minutes south, is a city. Cordillera Ranch is not.

Kendall County. All 37 active houses and all 52 active lots in the November 6, 2026 Boerne subdivision search were in Kendall County. The Census geocoder places the middle of those listings in Kendall County and in the Boerne census county division, and it does not return an incorporated place there. The county appraisal district is Kendall. Confirm the parcel.

The active search on November 6, 2026 was entirely 78006, all 37 houses and all 52 lots. The visitor center uses 78006. Boerne also uses 78006 for much of the city and the rural area around it, and 78015 for areas toward Fair Oaks Ranch. Do not treat 78006 as the boundary of the gates.

From the visitor center at 28 Cordillera Trace, Boerne is about 10 miles and 15 minutes, downtown San Antonio about 33 miles and 45 minutes, and San Antonio International Airport about 32 miles and 45 minutes. Loop 1604 at I-10 is about 30 minutes, and Fair Oaks Ranch about 15 minutes. These are free-flow drive times. The developer describes Boerne as within 10 miles, the airport as within 35 miles and downtown San Antonio as about 40 miles. A lot on the Guadalupe, at the north end of the ranch, is farther from those points than the visitor center is.

Boerne ISD. On November 6, 2026 all 37 active houses were tagged Boerne ISD. The usual path on those listings was Herff Elementary, Voss Middle School and Boerne High School, which are also the campuses the developer names. Some listings said Call District, three named Boerne Middle School North, and one named Champion High School. Attendance zones are set by address. Confirm the campus with the district.

A few, not a production subdivision with a published price sheet. On November 6, 2026 two of the 37 houses were flagged as new construction. One is 395 Vaquero Pass, a 2026 house under construction in The Springs by Lifestyle by Stadler, listed at $2,899,000. The other is 3728 Clubs Drive, year built 2023, listed at $2,995,000, so confirm whether that flag still means a new home. A third 2026 house, 45 Sotol Lane by Todd Glowka, listed at $4,100,000, shows up when the subdivision is searched with the city Fair Oaks. The developer also sells homesites that are not always on the MLS. The six preferred builders are Burdick Custom Homes, Garner Homes, Todd Glowka Builder, Lifestyle by Stadler Custom Homes, Paul Allen Custom Homes and Pasadera Builders.

Every one of the 37 active houses was flagged with a mandatory HOA. The most common figure in the MLS amount field was $2,900, on 25 listings, and $2,700 was on eight more. The developer says the POA bills that assessment annually, not monthly, and a public listing sheet for a Cordillera Ranch lot describes $2,900 as an annual fee of the Cordillera Ranch Property Owners Association. The feed's period field on the houses is not a billing cycle. Confirm the dollar amount on the resale certificate. Club dues are separate, and a club membership is required in Clubs Village. The developer says combined tax rates have historically been about 1.35% to 1.45% on part of the ranch and about 2.00% in The Springs, and to check the current bill with the Kendall County tax assessor. There is no municipal tax for Cordillera Ranch itself.

Do not assume you can. Every active house in this search was flagged with a mandatory POA, and the developer describes architectural covenants that are enforced. Read the deed restrictions and the resale certificate for the section before you underwrite rental income. Option One does not promise rental income.

Inside the gates, daily life is the lot, the trails, and the club if you belong to it. The developer describes the Nicklaus course, five miles of the Guadalupe, a sports park, tennis and pickleball, pools and an equestrian club. Those are private. For a town errand or a dinner out, Boerne's Main Street is about 15 minutes west. San Antonio is about 45 minutes down I-10. The community does not have a walkable downtown of its own.

Day to day

Acreage and a private club through the week, Boerne when you want a town

An ordinary day in Cordillera Ranch is a house on an acre or more, behind a staffed gate, not a street of shops. Residents use the community trails and, if they join, the golf course, the river and the sports park. The club and the property owners association are different bills. The Census does not publish a population or an income for the gates. Kendall County, which includes this ranch, Boerne and Comfort, had 48,567 people in the 2020–2024 survey, a median household income of $114,962 and a 79.5 percent owner-occupied rate.

Errands mean a drive. Boerne is about 15 minutes west on TX-46. The Rim and La Cantera sit toward Loop 1604, about half an hour from the visitor center, and downtown San Antonio is about 45 minutes. The same roads are the commute. If a purchase only works as a short-term rental, read the association rules first. For a primary home, the trade is space, the river and the club in exchange for driving to almost everything else.

  • The Clubs of Cordillera Ranch, private, with a Jack Nicklaus Signature course that opened in 2006
  • Guadalupe River frontage for members, more than five miles on the developer's description
  • Preserved parkland and trails inside the gates
  • Springs Sports Park, tennis, pickleball and the pool complex, for the community or the club
  • Boerne's Main Street, about 15 minutes west
  • TX-46 east toward Bergheim and south toward I-10, Fair Oaks Ranch and San Antonio
